Charlotte has quietly become one of the fastest-growing secondary data center markets in the country. The combined Charlotte–Raleigh market has had more capacity under construction than currently online — a distinction shared by only one other secondary market nationally — with roughly 90% of new development preleased before it delivers. Digital Realty committed $160 million to a 155-acre site for a fourth Charlotte facility, and Duke Energy projects North Carolina's data center power demand could nearly double within a decade.
